Need help with your Greek tax return? We specialise in E1, E2 and E3 filings for individuals and businesses, and we can advise on how Greek tax law applies to your situation — including where you live outside Greece.

What E1, E2 and E3 are
Greek personal tax filing is made up of a main return and its supporting schedules. Most people need more than one.
E1 — the annual income tax return for individuals. This is the main form. It brings together all your income for the tax year, wherever it arose, together with the details the tax authority uses to assess you. If you have a Greek filing obligation at all, you file an E1.
E2 — the statement of income from real estate. Filed alongside the E1 by anyone who owns property in Greece that is let, granted for use, or otherwise generating income. It lists each property and what it earned during the year, and it feeds the figures that appear on the E1.
E3 — the statement of financial data from business activity. Filed by sole traders, freelancers and businesses. It sets out the results of the activity for the year — income, expenses and the resulting profit or loss — and it too feeds into the E1 for individuals carrying on a business.
A related form, the E9, records what property you own rather than what it earned, and is the basis of the annual property tax assessment.
Who has to file
You are likely to have a Greek filing obligation if you:
- Are tax resident in Greece
- Own property in Greece that is let or otherwise generates income, even if you live abroad
- Receive a Greek pension
- Carry on business or freelance activity in Greece
- Have transferred your tax residence to or from Greece during the year
- Are registered with a Greek tax number and have income the authority expects to see declared
Living outside Greece does not by itself remove the obligation. Greek-source income generally remains reportable in Greece, and a double taxation treaty determines how it is then treated in your country of residence — not whether you file here.
Filing from abroad
A large part of our work is filing for people who are not in Greece and have no intention of visiting a tax office. We can:
- Obtain or reactivate your Greek tax number (AFM)
- Set up or recover your credentials for the tax authority's online services
- Act as your tax representative in Greece where one is required
- Prepare and submit E1, E2 and E3 on your behalf
- Deal with pending or historic matters that have been sitting unresolved
Everything can be handled by email, phone and secure document exchange.
What we need from you
For a straightforward personal return, we typically start with:
- Your Greek tax number (AFM) and access credentials, or authority to obtain them
- Last year's return, if one was filed
- Property details and lease agreements, where you own property in Greece
- Records of Greek-source income for the year
- Details of income and tax paid abroad, where a treaty applies
We will tell you at the discovery call exactly what your situation needs — it is usually less than people expect.
Deadlines
Greek filing deadlines are set annually and are frequently extended part-way through the season, which makes any date printed on a website unreliable within weeks. Call us and we will tell you the current deadline for your return and how long we need.
Why people use us
We have been filing Greek returns since 2008, and a large share of our clients are abroad — Greeks living overseas, foreign owners of Greek property, and people who have recently moved in either direction. That means the awkward cases are the normal ones for us: split-year residence, treaty relief, rental income declared from three time zones away, returns that have not been filed for several years.
